- With your designer’s input, establish how much square footage you will need over the term of your lease before you start looking for space. If you try to skimp, you’re diminishing your employees’ ability to perform effectively. If you take too much space, you’re wasting dollars on rent that could be better spent elsewhere.
- Determine in advance how much you can afford for rent and how much extra you can go out of pocket for the fit out and new furniture. Share this budget with your designer so they can design a budget-appropriate space that addresses your priorities.
- Get all decision makers on board early and keep your decision-making team small. Too many players can generate expensive, confusing revisions. The process is better managed as an enlightened monarchy than a democracy.
- Focus properly on the decisions needed for construction and personally review your construction documents, or delegate it to someone who can do so for you, before the drawings go out to bid. Poor communication can have negative, expensive results.
- Don’t schedule your open house until the art has arrived! It takes a while to complete the punch list properly and to settle into the new space. The panic surrounding an unrealistic open house date is completely avoidable.
